Means of Ensuring Performance of Obligations by the Rent

The author has carried out a legal analysis of such means of ensuring performance of obligations by the rent payer on payment of rent to the recipient, such as penalty, down payment and bail, revealed the failures which can occur when the above mentioned means is used in practice.
